Create affordable cottage style housing in micro planned unit developments.
Idea Description
Singles, young couples, empty nesters and even vacationers happily forego the traditional 3-4 bedroom home with the formal dining room, additional family room and extra bathrooms. These buyers prefer the simple life of a practical cottage. Cottages are 1-2 bedrooms/lofts with one bath. Eat in country kitchen or restaurant style booth are desirable dining areas. A woodstove in the living room provides heat for the whole cottage. Efficient and uncomplicated floor plans saves money on construction. Using free solar energy and super insulation saves money on an on going basis.
What will you do if you win $10,000 for this idea?
The $10,000 will go for a downpayment on a lot for a mirco planned unit development and for the presale of the 2 cottages. Cottage plans are already complete. The site plan will incorporate beautiful landscaping to harmonizes the new community into an existing neighborhood. This is the first step of a repeatable business plan. The benefit is truly affordable housing whose owners are not weightdown by heavy mortgages.

Q1: 1. How would you market this type of project? 2. Is a real estate agent all that you should do to make the sale? 3. Who would be interested in bringing this type of development into your community?
I think the idea is fantastic however, how would you prevent initial buyers from reselling at a much higher rate so they become unaffordable? Where I live there aren't many affordable houses available because builders quickly scope them up, renovate them and resell them for a lot more than most can afford. The neighborhood would probably have to have restrictions and residence on a committee to keep prices down.
Location, location, location. Public TV has had lots of great programs about this, they sell video copies. You have to go totally green. Build as you sell. Not enough information.
